Dear Wade Hampton Property Owners’ Association Members,
Greetings from the mountains! Every year spring seems to come earlier and this year is no exception. Residents are returning so it is time to remind everyone of the details of Wade Hampton community life, which will help ensure that your time in Wade Hampton runs smoothly.
Waterline Project
We are happy to report that the water line replacement project begun in 2023 has concluded. The team has taken every precaution to minimize the amount of silt that enters the main water lines as they work on them, but a certain amount of air and silt will always be present in the lines going to homes following a repair.
It is always good practice to clean and replace filters in home appliances- hot water heaters, ice makers, refrigerators, etc. on an annual basis. When your house is opened for the season, please open all faucets slowly to allow air to escape, and run the water in several locations to remove any trapped air and silt. These steps should mitigate any silt or water left in the lines over the winter.
We can now meter all water production and usage in Wade Hampton, allowing Wade Hampton to practice responsible and cost-saving water conservation measures. The POA reads all meters twice a week. If a leak is detected (our software alerts if there is 24-hour continuous usage of water through the meter), you’ll be notified and asked to identify where the water is running and take appropriate measures.
And a reminder- any time you’d like the water to your home shut off or restored, please contact us in advance and we are happy to open or close the valve in the road.
Road Work and Resurfacing
The POA is in the process of resurfacing all the side roads in the community and our goal is to have new asphalt on them by the end of April. Then we’ll pause for the season and address the main loop roads next year.
In addition, this winter the POA addressed several locations in the Wade Hampton road system which members considered dangerous. We’ve widened some blind curves and redone the first intersection inside the main gate so please be aware of some new traffic patterns.
POA Employee Team
We are very pleased that Darrin Verwey has joined the POA team as Property Superintendent. Darrin has worked with several area Clubs over the past years and comes from a golfing family, and we think he is a great match to the culture of Wade Hampton. You’ll see Darrin in the POA truck throughout the day- never hesitate to flag him down! Darrin’s contact information 828-399-1935, whpoaps@gmail.com.
Regarding Security responsibilities, Steve Christy returns as Chief of Security and Jane Carter continues as Steve’s second-in-command. Andy Stuman and Kimberly Rigsby will be manning the Gatehouse on week-ends. Contact information 828-743-3292, whgc.poa.sec1@gmail.com
Entry Into Wade Hampton
Beginning Monday, April 21st there will be a Guard on duty in the north (main) Gatehouse from 7am to 11pm, seven days per week. After 11pm, entry at both the north and south gates is with the RF-transponder sticker on your vehicle. Please be sure your personal vehicles have these stickers and if not, go by the Gatehouse to have one applied. (The sticker also opens the right-side gate in the Members Only Lane at the north gate.)
Please remember to let Security know of any contractors or guests you have coming to your home, so they can gain access to Wade Hampton. If you have guests arriving after 11pm, contact Security in advance to make arrangements. In an emergency, the keypad display at both gates gives instructions on how to reach on-call Blue Ridge Security for entry after-hours.
Temporary hanging gate passes are available for POA Members and family in vehicles without a sticker, and the passes can be signed out at the Gatehouse, to be returned upon departure. Passes not returned are subject to a $25 fee, charged to the Member.
Newspapers.
The Wall Street Journal and New York Times will be available for purchase at the Gatehouse beginning Monday April 21st. Please contact the Gatehouse for pricing and details.
Wade Hampton Work Restrictions and Closings
As you might recall, the Golf Club policy for outside contractor work during golf tournaments changed several years ago. Only properties bordering the golf course are subject to tournament-related outside-work restrictions, so please contact the Club if you have any questions about tournament restrictions. Outside work restrictions apply for all properties on Saturdays and holidays, when only preauthorized, inside quiet work is allowed. We have a printed card of the scheduled closings available at the Gatehouse so please encourage your contractors to pick one up.
Property Managers and Housekeepers
Property Managers and Housekeepers have access to Wade Hampton at any time, based upon preregistration by property owners kept on file with Security. Preregistration of Property Managers and Housekeepers is required. Emergency repairs will be allowed during all hours on a case-by-case basis but require that the property owner notify the Gatehouse prior to emergency services personnel arriving at the gate.
Important: To update our records regarding current Property Managers, Caretakers and Housekeepers, please forward to Steve the name of your currently- authorized Property Manager or their Company, Caretaker or their company and your Housekeeper or Housekeeping company. This will enable Steve to better manage service provider entry at the gate. Please send this info to whgc.poa.sec1@gmail.com.
Trash Collection
Collection of household trash is on Monday and Thursday mornings, beginning about 9am. To start the season we’ll be collecting from a list of members in residence, and then community-wide collection will begin later in the summer once more members are here. Until we notify you of the change in scheduling, please be sure to let Security know when you arrive at Wade Hampton and when you depart, so you will be on the trash pick-up list for service. The trash collector will drive to your house so please don’t place receptacles on the road. If you have items other than household trash to be picked up, such as construction materials or large cardboard boxes, please contact DeWitt Woods at 828-508-2509 to make arrangements. Per the Wade Hampton POA Covenants, garbage receptacles must not be visible from the roads or neighboring lots except on trash pick-up days, so be sure and store them out-of-sight.
Yes, Wade Hampton recycles! A small amount of cardboard (such as Amazon boxes) can be left next to the trash can. Newspapers and magazines should be bagged together (clear or blue bags), and glass, plastic, aluminum and metal cans can be placed together in a second bag.
Changes to Your Home’s Exterior or Landscaping
Before making any changes to the exterior of your home, please contact the POA office to see if prior Design Review Committee approval is required. In addition, for all tree and large tree limb removals and any major changes to your landscaping, please check with the POA about prior approval.
Regarding your landscape contractors, the POA asks that you strongly instruct your crew that dumping plant debris on vacant lots (which are private property) in Wade Hampton is strictly prohibited and subject to fines. All debris must be removed from the community.
Law Enforcement and Emergency Services in Jackson County
For all emergency services – EMT, fire, and police – always call 9-1-1. Tell them the nature of your emergency and give them your 9-1-1 address (the same number as is on your house sign in front of your home). Emergency services have 24/7 access to Wade Hampton, and they do not stop at the Gatehouse for directions. Once your 9-1-1 call is made, if time and situation allow, you might call the Gatehouse. (This is not necessary but might be helpful.) If you do not have a sign giving your 9-1-1 address or yours has deteriorated, please let me know so I can order you one. (They cost about $250 installed.)
Cashiers is very fortunate to have extraordinarily capable, highly ranked emergency services on call (through 9-1-1) who can assess and arrange transport to an appropriate medical center if needed. Understanding what the steps and options are is vital to making that process run smoothly. Several Wade Hampton residents have arranged for representatives from Jackson County Emergency Management to hold a Q&A on this topic in the Clubhouse and everyone is encouraged to attend. Please mark your calendars for Tuesday, June 17th at 5pm in the Clubhouse to participate.
This is also a reminder that the POA Security Guards cannot leave the Gatehouse to check on a member’s home. Security Guards are not insured to open or enter anyone’s residence. If law enforcement gets a call to check on a home in Wade Hampton, deputies are only authorized to walk around the property, not to obtain a key or enter the home. Only if someone (neighbor, Property Manager, or Housekeeper) meets them with a key to open the door will they enter to check the premises.
The 2025 POA Annual Meeting is scheduled for Thursday, August 21st at 3:00pm in the Wade Hampton Golf Club Clubhouse. We’ll be sending out information about the meeting this summer and we hope many of you can join us.
Thanks for reading through all of this information! The POA Board (Al Ritter, Tommy Adams, Bill Broyles, Bill Viehman, Marsha Goodman, Lisa Dargan and Steve Hindman) appreciates your ongoing member support and the POA Team looks forward to being of service to you as you enjoy your summer in the mountains. Please call on us at any time!
All the best,
Sandy
